Who we work with

Staging for Developers, Brokers and Homeowners

Luxury Home Staging, Designed in Brooklyn

Stage One is a full-service home staging company born in Brooklyn. Our team of interior designers, architects and real estate professionals stages model units, sales galleries, resale listings, new construction and private homes across New York City, Long Island, the Hamptons, New Jersey and Westchester. We approach every property with both creativity and strategy, considering its architecture, proportions, natural light and character.

Staging is one of the most powerful marketing tools in real estate. It is more than placing furniture in an empty room: it creates an emotional connection, communicates value and helps buyers picture themselves living in a home. According to the NAR 2025 Profile of Home Staging, 83% of buyers' agents say staging helps buyers visualize a property.

Our studio and warehouse are at Brooklyn Navy Yard, Building 77. Every piece comes from our own collection of more than 40,000 pieces of furniture and decor, with art from local artists, and our own crews deliver, install and pick up. That lets us scale a design to a narrow prewar living room or a double-height penthouse without waiting on vendors.

For developers, we stage model units, penthouses and sales galleries that sell the building, not just the unit. For listing brokers, we stage resales, vacant or occupied, editing what is there and layering in pieces scaled to each room. For homeowners, we stage private homes and townhouses, from Brooklyn brownstones to houses in Montauk.

Recent work includes the model residences at One Wall Street in the Financial District, the penthouse at 402 Union Street, which went into contract in 14 days, and the penthouse at 200 East 20th Street in Gramercy, which sold in 18 days.

From Floor Plan to Install in 2 to 3 Weeks

Every project starts with the address and floor plan, and we reply with a custom proposal within one business day. Staging is priced by the size and layout of the home: square footage, the number of rooms we stage, whether the home is vacant or occupied, and building access. A 50% deposit confirms the project and reserves your install. See how pricing works.

Before anything leaves the warehouse, you receive a design presentation: a furniture layout for the whole property and rendered elevations for each room, showing the exact pieces we will bring. We install once you approve, planning around elevator reservations, delivery windows and building rules. Most homes are installed 2 to 3 weeks from deposit.

Once the property sells or rents, we check in to see whether you would like to keep any of the furniture, or we remove it back to our warehouse. See the full process.

From the Navy Yard, DUMBO is about 5 minutes away, Williamsburg and Bed-Stuy about 10, Tribeca and the Financial District about 15, Midtown about 20, and the Upper East Side and Upper West Side about 30.
